Q: Is there an application fee?

A: Yes. Our non-refundable application fee is $50 per applicant and transferable to any property in our portfolio. Your application will stay on file for 30 days.

Q: What are the qualifications to rent from Circle City Realty, LLC? 

A: We look at your income, employment & rental history to determine eligibility.  We do not pull a credit report or use a credit score as part of our application process.

Q: Will I qualify if I don’t have prior rental history?

A: While all applications are processed on a case by case basis, we encourage any applicant with no prior rental history to apply with a co-signer.

Q: What constitutes a qualified co-signer? 

A: A qualified co-signer (living outside of the residence) must be a full time, W2 employee in the state of Indiana, must be able to prove at least two years of consistent employment and rental history and must have no evictions. 

Q: How much will it cost to move in?

A: To take possession, we would require first months rent & security deposit (additional fees for pets). 

Q: What is your pet policy?

A: Fees are as follows:

– 0-25lbs – $25/mo pet fee, $150 deposit

 – 26-50lbs – $35/mo pet fee, $200 deposit

 – 51+ lbs – $50/mo pet fee, $250 deposit

 **All fees are based on weight.

**MAXIMUM 2 PETS PER UNIT (unless otherwise arranged with property owner) 

We will also require a full body photo of your pet as well as paperwork from their vet stating their weight, that they have been spayed/neutered and are current on all vaccinations.  This will be collected at the time of lease signing.

Q: Can I schedule an appointment to see one of your properties? 

A: Look for the virtual tour of the property you’re interested in under the PROPERTIES FOR RENT tab on our website.  If you would Iike to schedule an in-person tour, please contact our office.

Q: Can I pay a deposit to hold a property? 

A: YES! We can accept a hold deposit equivalent to one months rent with an approved application which will hold the property for up to TWO WEEKS. Once you sign a lease, your hold deposit will roll into your security deposit. Failure to sign your lease within 2 weeks of paying your hold deposit will result in forfeiture of your hold deposit. 

Q: Do you offer short term lease options? 

A: Our leases start at 12 months with short term lease options available after expiration.
