Our application fee is $50 per appliant. Any individual named on the lease MUST submit an application. Any occupant 18+ must be named on the lease.
To determine eligibility, we look at your income, your employment and your rental history. We do not pull a credit report or use a credit score as part of our application process.
"NO CREDIT CHECK" means just that. We will not pull a credit report or use your credit score as a means of determining eligibility.
A qualified co-signer (living outside of the residence) must be a full time, W2 employee in the state of Indiana, must be able to prove at least two years of consistent employment and rental history and must have no evictions.
To take possession, we would require the first full months rent & security deposit (equivalent to one months rent) with an approved application. Additional fees for pets.
We don't have any breed or weight restrictions, however the following fees apply and are based on weight:
0-25 lbs - $25/mo pet rent + $150 pet move-in fee
26-49 lbs - $35/mo pet rent + $200 pet move-in fee
50+ lbs - $50/mo pet rent + $250 pet move-in fee
The pet deposits are a 1 time deposit. Each fee/deposit is per pet. Maximum of 2 pets per unit.
Additionally, we would require you to provide the following on your pet prior to taking possession of the unit and update annually:
1. Full body photo of pet
2. Records from your pet's veterinarian stating their weight, that they have been spayed/neutered and all shot records/vaccinations are current
3. Signed pet addendum agreeing to the above listed fees
All of our applications are processed on a case-by-case basis. We have been able to work with individuals with varying situations in the past, depending on the nature of the situation. Our #1 goal is to provide safe, clean homes for as many people as possible and maximize opportunity for all parties involved.
YES! Once your application has been approved, we will accept a hold deposit (equivalent to one months rent) which will hold the property for you for up to TWO WEEKS. As long as a lease is signed within those two weeks, your hold deposit is then converted to a security deposit and completely refundable per the terms of your lease.
General rule of thumb in the industry is 3 times the rent amount. Sometimes, we can be flexible with that, depending on your rental history.
It is difficult to give an accurate estimate on utility costs, as it is dependent on individual unit consumption. We recommend you contact your local utility companies to ask for an average of utility costs of your desired unit when it was last occupied.
